A larger home is more than just square feet. It can have additional electrical distribution systems,
bathrooms, water heaters and HVAC systems. These have their own inspection process and add time to the inspection.

The Age of the Home
Older homes take more time to inspect than new homes. Older homes components and systems have had time to fail, rot, or reach the end of their life expectancy. It is very common to find older homes that have been remodeled and new systems are mixed in with older systems.

The Condition of the Property
Is it a residence, rental property or a bank owned property? A residence is normally bettered maintained than a
rental property. Bank owned properties are usually vacant and can be a mess. I recently spent seven hours inspecting a 5,000 square foot bank owned property with over an hour of that time in the crawl space.

Type of Foundation
A slab foundation can normally be inspected during the exterior walk around inspection. Basement, piling and crawl space inspections require more time with, in my opinion, the crawl space usually being the most time intensive. Crawl spaces run the gambit from being fully enclosed and well lit to a damp dark moldy space that has been ignored for years.
Other Varibles
Weather conditions, rain, snow or extreme heat can slow the inspection time. Decks, pools and spas all have their own inspection process and add time to the inspection based on their age, size and condition.
