If you plan on selling your home consider having a pre-listing inspection prior to putting it on the market.
A pre-listing inspection gives you as the seller the advantage of knowing any key issues or major repairs your home may have instead of finding out days before the closing. Having this information ahead of time gives you the option to either fix the defects yourself or chose to leave them to the buyer to address. If you choose not to repair the defects I recommend getting two to three quotes from reputable contractors for the repairs so that both you and the buyers will know the real cost to fix the defects.
Getting a pre-listing inspection and repair cost estimates allows you to be the most knowledgeable person in the deal when it comes to negotiating any concessions during closing.
There is one caveat and it is important to know. Any major defects found during the pre-listing inspection will need to be disclosed as a known defect to the buyer.
So as the saying goes "Ignorance may be bliss" but being blindsided days before the closing could cost you more in concessions that the actual repair cost or worse have the buyers walk away.
